    grants did see more sales even during a challenging economic period and that their investments in their facades had a ripple effect on their corridor and neighborhood SIP offers store owners on designated neighborhood commercial corridors matching grants for façade improvements like new signage awnings display windows paint or lighting This year Commerce expanded the list of eligible corridors and increased the grant amounts Businesses can now use SIP to support 50 of façade renovation costs up to 10 000 for midblock storefronts and 15 000 for corner storefronts Learn more about SIP We want every store owner to know that their investment in storefront improvement will have an impact says Giana Lawrence Manager of the Storefront Improvement Program We re pleased to offer SIP as resource The SIP advantage The Commerce study used several years of sales and property data both citywide and from the East Passyunk Avenue and Frankford Avenue Commercial Corridors You can read the full analysis here but we want to share some key findings Businesses on the Frankford Avenue and East Passyunk Avenue Commercial Corridors that completed a SIP project saw a 25 to 30 increase in total receipts all money received for goods and services over peer businesses between 2009 and 2012 The 65 mixed use buildings stores on the ground floor and apartments upstairs that completed SIP projects between 2009 and 2012 saw their property values rise by 50 000 on average representing a 20 increase 75 of owners adjacent to a SIP project improved their facades within the following three years SIP was a contributing factor in increased house values House values in census tracts with a SIP project rose by 12 between 2000 and 2012 in comparison to 10 for the city overall In addition more homes within SIP census tracts

    shifted over the past century reflecting each generation s idea about what the city needed a public market a formal public park or convenient parking to aid South Street s revitalization Now Friends of Bainbridge Green is looking both backwards and forwards The group wants to bring back green spaces and gathering places back to Bainbridge It also wants to use the blocks to support the city s environmental sustainability The Collaborative worked with the Friends of Bainbridge Green to synthesize their ideas Our recently completed conceptual design lays out plans to expand the existing traffic islands and modest seating areas into four plazas and change traffic circulation to favor pedestrians over cars no more turnaround lane at Bainbridge and 4th to get to that available parking space quickly What s more the plan illustrates how underground stormwater detention infiltration basins and rain gardens can be an integral part of the redesigned plazas In New Vision for Public Space at Bainbridge Green Jonathan Rubin chair of Friends of Bainbridge Green told Plan Philly s Ashley Hahn I am most excited about the plaza spaces providing common areas for fun programming and a place for people to sit and talk neighbors

    the group wants to expand their greening efforts turning attention to the playground The school district has allocated roughly 100 000 to Zane for sustainable improvements Zane s PTA wanted to use this funding wisely using it to leverage other improvements to the schoolyard s infrastructure So they put the funding in reserve until they completed a master plan with the Collaborative An L shaped playground covers nearly half of the school property It is almost entirely paved and unshaded Rethinking the school landscape also presented an opportunity to address some trouble spots mud and icing at the entrance and areas where water pools in the play areas A task force of parents and teachers complemented by ideas gathered from Zane North students identified the following priorities for their green schoolyard A setting that fosters environmental education New recreational choices like a quarter mile walking path a Gaga pit a variant of dodge ball that allows for small or large groups to play and amphitheater Stormwater management that would be used as an educational opportunity Improve the way the playground functions more seating and the better ability to supervise activity The design focuses on greening the space between existing play
