    have proven their value in Europe yet it s still new to the US There is now a groundswell of interest see NYpassivehouse org as more and more professionals agree that this is the way forward I already knew ABC No Rio s architect Paul Castrucci as he and my husband Ray Sage an electrical contractor have worked together As I learned more about the remarkable benefits of Passive House excellent air quality quiet comfort and the security of being 90 more efficient than neighboring buildings we wanted to figure out how adding solar could produce a net zero energy capable building free from the dangers of fracked gas and fumes from other energy dinosaurs that are driving us to extinction In Summer 2012 we bought an empty lot that met our criteria for solar exposure well outside flood zones in Prospect Heights Brooklyn We were determined to create a model that exceeds current thinking and build one of NYC s very first built solar Net Zero buildings capable of generating all the energy needed by residents Informally we named our venture Further Inc and dubbed the building R 951 for resiliency the R value of its super insulated structure and its address at 951 Pacific Image Passive House R 951 Today as construction nears completion we received the first Con Ed statement with zero due for the current billing period 50 solar panels are now delivering all the power rated to be needed for three residences each of which has high performance heating and cooling plus an energy recovery ventilation system that reduces humidity while cleaning allergens and pollutants out of the incoming air We worked with Aeon Solar to design a 12 5 KW solar photovoltaic array that is tied to the utility grid so the meter spins backwards The future residents never have to worry about cloudy days and each apartment even has a backup outlet for power for that rare moment when the grid goes down Building up layer by layer every facet fuels resiliency For example the large triple glazed tilt and turn Schüco windows and doors Delivered in a massive crate I could not even imagine how these would be set in place and could not bear to watch as they were installed in the building envelope Engineered to keep sound out and BTUs in it s easy to see how these and other features such as the 1 200 gallon rainwater catchment tank in the backyard secure the building and contribute to a cleaner city The R in R 951 also stands for our We are sharing the good news about certified Passive House net zero energy and how new development can contribute to the Mayor s 80 x 2050 goals by detailing systems at R 951 com and conducting building science open houses So far 400 interested New Yorkers professionals and students have toured and many witnessed the blower door air tightness testing Much of our research is quite valuable to other

    significant innovative strides forward That passion for change is evident in New York which in the Spring embarked on an overhaul of the state s energy system to allow for cleaner more efficient power Not to be outdone New York City s Mayor Bill de Blasio has also set a monumental task of reducing carbon emissions 80 by 2050 Neither of these efforts is straightforward and success will require a systematic holistic approach at all levels involving a diverse coalition aligned with a common goal It is without question that the powerful hurricanes Sandy and Irene which hit the East Coast in recent years were catalysts in bringing about this much needed tidal wave of change The most visible signs of forward progress today are improvements that will help protect against the effects of increasingly severe weather keeping the lights and heat on when they re most needed Elevated electrical equipment flood barriers and other high visibility protective measures are already in place in many locations as utilities in the Northeast continue to fortify their energy systems As Con Edison New York s largest utility enters year two of a four year 1 billion storm hardening plan some of these early actions have already yielded benefits preventing around 25 000 outages in 2014 The efforts of Con Edison and other utilities to improve the grid by making it more efficient and less polluting will only increase going into 2015 Most investments by utilities will be less visible but they will be important to setting the stage for a cleaner energy future Utilities will need to invest in innovation and hire the best and brightest to keep abreast of rapid changes in technology The most encouraging prospect for the coming year is the New York State Public Service Commission s Reforming the Energy Vision REV memorandum calling for the development of demonstration projects that will align with the state s vision of a 21st century energy system Coming at the end of a year filled with much promise the memorandum adds a much needed call to action With New York s new order we see the beginnings of what a unified effort to transform our energy system could look like The state is calling for more renewable energy more options for people to take control over their energy use and costs such as demand response which pays customers to save energy when the grid is stressed and a re examination of how utilities interact with customers all with the goal of reducing harmful pollution and expanding the penetration of clean energy resources to more New Yorkers And the newly created New York Green Bank is helping to make a lot of this possible by easing the ability to obtain financing for these projects Success in these endeavors will mean a future in which New Yorkers have greater control over how they use energy and how much they pay for it Utilities will be able to cost effectively manage their operations and
