    Deal Breaker If you re looking to buy a fixer upper house first focus on the essentials 1 Location The location of your house is vital You can t do anything to change it It s the first thing people think about your house when you try to sell it later and your home improvements have to make sense in the context of the neighborhood 2 Outdated but not neglected You want a house that has been maintained even if it looks old When buyers look for good bones they usually notice the trim and the windows but it s so much more than that It s the structure and the way the house is built and it involves the foundation floor plan exterior electrical plumbing HVAC walls and roof If more than one of these needs replacement then walk away and keep looking You want a house that will be strong in forty years not crumbling around you Getting a professional inspection is essential but for a first time walk through you can observe a lot yourself Look for cracks in the wall and straight roof lines Watch for signs of water damage Check the electrical panel Find the age of the AC unit furnace and the water heater Turn on the faucets and check the water pressure Notice if the doors latch easily or not Go around the outside and make sure the brick isn t crumbling If a house is so full of stuff like a near hoarding situation I don t even bother Don t get a house that you can t see to inspect 3 Floor plan A good floor plan makes a house livable now and in the future There should be a good flow of traffic and sight lines from one room to the next Our house had nice sized bedrooms a big kitchen and an open living area but one problem The living room was divided by brick arches going right down the middle Tsh from Simple Mom even said it looked like an old Taco Bell Those arches quickly came down with a hammer and you can see the living room before during and after The Potential A fixer upper is not going to be staged for you so you have to think creatively You will have to overlook wallpaper and ugly light fixtures You have to imagine that house without the heavy curtains and all the stuff Picture what it would look like if you cut back the overgrown hedges Assume you ll replace the floors Go ahead and pick out the kind of flooring you ll want so that you ll know the square footage cost and can budget for it In the kitchen we kept the original oak cabinets and had them painted white They ll last another forty years We expanded the pantry and replaced the counters I made some concessions I didn t get to have pretty trees in the front yard but I decided that

    it was free and I wasn t paying monthly charges for a mobile plan Eventually my husband insisted that I get a new phone for safety and convenience so now I have a fancy new phone and he can text me instead of calling at me from across the house like people had to do in olden times I use my fancy new phone to send texts to four people and take pictures of my food I like it What do you love most about your phone 73 Comments Gallery Frames Before Pictures It s been a while since I ve shared updates for the home improvement projects I ve been working on If you would like to know what our house looks like I ll tell you My house looks like an estate sale I ve been buying frames at garage sales and thrift stores to decorate a few blank walls and I finally started hanging them Not counting the smaller frames which I ve had for ages I gradually accumulated about twenty or so large frames that can hold at least an 8 10 photo but most are even bigger I don t often shop at garage sales but if I happen to spot some frames as we drive by I make Doug slow down to a rolling stop while I jump out and buy all the frames Then I jump back into the car and we continue on our way to Chipotle Garage sales are the cheapest place to find frames but Goodwill had some amazing frames as well in the 3 to 6 price range and that was so much less than trying to buy them at IKEA which I also considered I didn t want them to all match anyway After buying them and letting them pile up in the closet and garage for many months I realized it was time to make decisions about hanging them I had enough frames to make two full gallery walls plus a few extra to hang in other rooms I did hang them but I still haven t put new pictures in them yet Now the kitchen living room hallway and two bedrooms all display mass produced art prints from the seventies and eighties What really gives the estate sale look are the 1 3 and 5 price stickers in bright blue and pink This week my goal is to order new prints I have so many projects that are almost finished I d really like to finish one a week ideally I usually do a focus post on a decluttering topic every week but during this time of year I m thinking more about projects I would like to finish before the holidays get here My house will surely become more simplified if I can finish a few projects Thanksgiving is in seven weeks and I am not even kidding about that Do you have any projects to wrap up before the holiday season starts 47 Comments

    I realized just how much she has changed This is Lane now This is Lane 6 months ago Could this possibly be the same little girl Six months ago she did not know how to walk and now she has created a walking style that is more like a little dance with small steps and a side skip Six months ago she would eat almost anything we fed to her and now she knows how to feed herself with a spoon and she only eats foods that are yellow Six months ago she was learning to call me Mama Now she has her own baby that she feeds nurses diapers and kisses good night She delights in pretending that her baby is calling her mama She loves to play Where s the baby She squeezes her eyes shut as if to hide and if we don t say anything she will prompt us Baby Then we are supposed to call out Where s the baby so she can open her eyes and laugh hysterically She thinks her name is Baby I ve tried to teach her that her name is Lane but she absolutely will not say it I point to myself and say Mama and then point to her and say Lane She points to me and says Mama but then points to herself and insists that her name is Baby She still likes to wear things on her head She asks for hair barrettes by calling them P s which means pretty When we go out she dresses up with her hat coat purse bag baby doll stroller bracelets and my fur scarf which she loves She likes to talk on the phone draw with pen and go out for coffee and cake She says goodbye to trees

    so that I could stay home The finances that are always more than we need There are so many more instances That s why we need to write them down so we can remember them and not forget 2 Comments Recycle at home with vermicomposting Have you heard of vermicomposting It s the use of worms to turn kitchen trash into organic fertilizer and it can be done on a small scale in apartments I can t wait to try it I learned how to set up my own worm recycle bin at Red Worm Composting Basically you just need one or two rubbermaid container bins to get started You put your old fruit or vegetable scraps in the bin and you cover it with strips of cardboard or newspaper moistened with water Then you add the worms and that s really all there is to it The worms help to break down the food and paper and turn it into a fertilizer that you can add to your garden or potted plants So not only does it reduce your trash but it creates a valuable organic product It sounds brilliant I can t believe I had never heard about this I estimated that about 1 3 of my trash is stuff that I could give to the worms All those banana peels tea bags apple cores coffee grounds cardboard egg cartons and boxes and grocery ads from the mail could be used I talked to Doug about this weeks ago but he was a bit apprehensive His main concern was that the bin would have an unpleasant smell I read that if the bin has air holes and plenty of cardboard or newspaper that shouldn t be the case His other question was Why We don t have much
